Land Use Text Change / District Boundary Change Applications

Land Use Amendment

Per Chapter 145, Section 6.A of the Town of Wells Land Use Code:

  • A proposed amendment to either the text of this chapter or to a zoning district boundary may be initiated by petition of at least 10% of the votes cast in the last gubernatorial election in the town
  • Proposed amendments to the text of this chapter may be initiated by the Board of Selectmen, the Planning Board, or by an individual, corporation, or other entity having right, title and interest in property within the Town of Wells to be affected by said proposed amendment
  • Proposed amendments to a zoning district boundary may be initiated by the Board of Selectmen, the Planning Board, or by an individual, corporation or other entity having right, title, and interest in a property and concurrence from 75% of all properties that are the subject of the zoning district boundary amendment request

Applications

Please use the application forms on this page if you desire to propose an amendment to the Land Use Code text; or if you propose changes the the Zoning District Boundaries, as defined on the Official Zone Map for the Town of Wells.

Fees

The application fee for a Land Use Text Change or a Zoning District Boundary Change is $150.00. Fees are non-refundable.  See the Fee Schedule. Fees shall be paid by check, submitted to the Planning Office and made payable to the "Town of Wells."

Escrow

All Land Use Amendment Applications (Text and Zone Map) will require an escrow deposit to cover abutter notifications and public hearing costs. An escrow deposit of $500 is required to cover these notification costs.  Escrow shall be paid by check, submitted to the Planning Office and made payable to the "Town of Wells."  

If the Town requires additional escrow for notification, public hearing costs or third party review, the applicant shall be responsible for providing additional funds as requested.
